What fails at the eaves, and why

Most gutter problems are not the gutter. A joint opens, a bracket drops, the fall goes, a downpipe blocks at the bend, and the water goes where it should not: down the fascia, behind the soffit, into the top of the wall. What you see is a green streak on the brickwork or a damp patch in the corner of a bedroom. What is happening is at the eaves.

The fall

A gutter has to drop towards its outlet. When brackets sag, water sits in the low point, the joint there swells and opens, and it drips in the same place every time it rains. A gutter that overflows at one end in heavy rain has usually lost its fall, not its capacity.

Joints and unions

The rubber seals in the unions dry out. A gutter can look whole from the ground and weep at every joint. Re-sealing is a job in itself; where the plastic has gone brittle the run comes down.

Blockages

Moss off the roof, leaves, a tennis ball. The downpipe blocks at the swan neck or at the shoe, and the gutter overflows at the top. The fix is clearing it and then finding out why it blocked, which is often the roof above shedding moss into it.

Fascias and soffits

The gutter hangs off the fascia board. If the board has gone soft, new brackets will not hold, and the fascia has to come off first. That is the point at which it makes sense to do the lot in one go: fascia, soffit, gutter, downpipes.

What we do

In the order we would suggest it.

  1. Clear and check the fall

    Everything out of the gutter and the downpipe, then a look at whether the run still drops towards the outlet.

  2. Re-seal or replace the joints

    Where the run is sound and the seals have gone, the unions are re-sealed or swapped.

  3. Replace the run

    New gutter, brackets, outlets and downpipes where the old plastic has gone brittle or the run has been patched too many times.

  4. Replace the fascia and soffit

    Where the timber behind the gutter has gone, it comes off and is replaced, and the new gutter is hung on something that will hold it.

Why it is on the same firm as the roof
